Solar Panel Removal, Inverter Replacement, and Repair in Bonita Springs

What Bonita Springs is

Bonita Springs sits at the south end of Lee County on the Collier line, reincorporated as a city on December 31, 1999, with a 2020 census population of 53,644, up 22.2 percent from 43,914 in 2010. The Imperial River runs through the old downtown and empties into Estero Bay, and Bonita Beach sits on Little Hickory Island on the Gulf. The housing is two worlds: the older grid of 1960s to 1980s block homes around downtown and along Old 41, and the gated golf and lake communities that filled in from the 1990s onward east of US 41 and along Bonita Beach Road, most of them on concrete tile roofs with HOA architectural rules. Solar here is mostly on the second world, and mostly on tile.

What breaks solar in Bonita Springs

Ian’s surge hit the beach and the bay. The National Hurricane Center’s report puts maximum inundation of 8 to 12 feet above ground in Estero, Bonita Beach, Bonita Springs, and North Naples on September 28, 2022, with USGS sensors reading more than 9 feet above the high-tide line from San Carlos Island south through Delnor-Wiggins. Inland, high-water marks ran 5 to 7 feet, and the canals north and east of Estero Bay carried surge well up into the neighborhoods. Bonita Beach homes and the low ground along the Imperial River had inverters and gateways under water; the gated communities farther east took wind and debris on tile roofs from a storm that came ashore at 130 knots. Milton on October 9, 2024 brought surge to coastal Bonita Springs again, per Lee County’s briefing the next day.

Tile roofs on the 15-year clock. The 1990s and 2000s gated stock is on concrete tile, which lasts, but the underlayment beneath it does not, and Florida Statute 627.7011(5) lets an insurer require replacement of a roof 15 years or older that cannot pass an inspection for five years of remaining life. Tile re-roofs with arrays on them are the main solar job in Bonita Springs, and a tile reset is the top of the per-panel range: tiles lifted and re-set around every attachment, flashed tile hooks, and a written agreement with the roofer on who sets them. Premium systems, premium orphans. SunPower dealers sold heavily into Bonita’s gated communities, and SunPower filed Chapter 11 in Delaware in August 2024; the buyer of its assets has said it is not responsible for systems installed on or before September 30, 2024. ADT Solar, which announced its exit on January 24, 2024, also sold here. Those systems have manufacturer warranties on the panels and on the Enphase microinverters most of them use, but nobody to file the claim or climb the ladder. The orphaned system service does both.

Salt. Anything west of US 41 is in salt air. MC4 connectors and rail hardware corrode, and a thermal inspection finds the hot connectors before they become a ground fault.

Permits: city, with county pockets

Inside city limits, the City of Bonita Springs Community Development Department issues building permits through the city’s own permits portal, and the city’s 2026 post-storm permitting guide lays out the process for rebuilding after a storm event in accordance with Florida Senate Bill 180. Unincorporated pockets go to Lee County Building and Permitting Services at 1500 Monroe Street via eConnect, under the county’s Solar-Photovoltaic guide, which requires a permit to add or modify any photovoltaic system and signed and sealed wind-load documentation for the roof zone. Either way, the reinstall permit is separate from the roofer’s re-roof permit and closes with solar and electrical finals.

HOA realities

Bonita’s gated communities have architectural review boards, and most treat a re-roof as a reviewed change. The array going back on is usually treated as part of the re-roof approval if the layout is unchanged, which is one more reason to keep it unchanged. Contractor access is scheduled through the gate, sometimes with limited hours. Florida’s solar-rights statute limits how far an association can restrict a solar installation, but it does not exempt anyone from the paperwork, and a crew that shows up at the gate unannounced does not get in. FPL interconnection

Bonita Springs is FPL. The Tier 1 interconnection agreement requires a UL 1741-listed inverter, the local building official’s inspection certificate, ten days’ notice before equipment is placed in service, and a new application and agreement at least 30 calendar days before any modification that increases the system’s rated output. A like-for-like inverter replacement is documented on the permit; a larger unit or a battery addition is a 30-day filing.
