Solar Panel Cleaning and Inspection in Cape Coral

Why “is it working?” is a real question here

Most Lee County solar owners could not tell you within 20 percent what their array produced last month. The installer set up the app, the app was checked for a week, and then life happened. Then one of three things:

The installer closed and the app went dark. SunPower (Chapter 11, August 2024), Titan Solar Power (closed June 13, 2024), Pink Energy (Chapter 7, October 7, 2022), Vision Solar (Chapter 7, December 28, 2023), and ADT Solar (exit announced January 24, 2024) all ran monitoring accounts for customers, and many of those accounts died with the company. A system can lose half its output to two failed microinverters and nobody sees it for a year. The fix starts with the orphaned system service and an inspection.

A storm happened. Hurricane Ian on September 28, 2022 put 6 to 9 feet of surge into Cape Coral and the mouth of the Caloosahatchee and 8 to 12 feet into Estero and Bonita Beach, by the National Hurricane Center’s report, and its 130-knot landfall winds at Cayo Costa threw debris across every roof in the county. Hurricane Milton’s tornadoes on October 9, 2024 cut a 16.56-mile EF2 track across Fort Myers and North Fort Myers. An array that looks fine from the driveway can have cracked cells you cannot see, a loose rail, and a junction box full of water.

The roof got replaced and the reset was rushed. The southeast Cape is full of roofs replaced since Ian, and some resets were done by whoever the roofer knew. Wrong torque, mismatched connectors, missing rapid-shutdown labels, and a string that was never re-commissioned. Florida Statute 627.7011(5) is driving another wave of 15-year roof replacements, so this is not slowing down.

What the inspection covers

  1. Production check. Actual output from the inverter or monitoring against expected output for the array’s size, tilt, azimuth, and the month. Southwest Florida’s solar resource is well documented; a 7 kW array facing south in Cape Coral has a known expected range, and a 30 percent shortfall is a finding, not a mystery.
  2. Electrical measurements. String open-circuit voltage and operating current on string systems; per-panel data on SolarEdge and Enphase systems; insulation resistance on any system that has thrown a ground fault.
  3. Thermal scan. Hot spots on cells (cracked cells, failed bypass diodes), hot MC4 connectors (corrosion, poor mating), hot optimizers or microinverters, and hot terminals in the combiner or inverter. Salt-air corrosion on canal-front homes shows up here first.
  4. Visual. Glass, frames, backsheets, junction boxes, cable management, conduit, rail hardware, clamps, attachments, flashing, grounding lugs, labels, disconnects. Rodent and bird nesting under the array.
  5. Inverter and monitoring. Fault logs, firmware, gateway connectivity, whether the monitoring account is in your name.
  6. Report. Written, with photos and thermal images, a production comparison, a prioritized list of findings, and repair quotes at published rates. Useful for a home sale, a claim, an HOA, or just your own peace of mind.

When cleaning is worth it, and when it is not

Florida’s summer rain does most of the cleaning for free on any array tilted more than a few degrees. The cases where paying for it pays back:

  • Salt film. Canal-front homes in the southwest and southeast Cape, Punta Gorda Isles, Bonita Beach, and anything within a mile of the Gulf. Salt haze builds between rains and dulls the glass more than it looks.
  • Pollen season. Late winter through spring, oak and pine pollen coats everything, and the dry season means no rain to wash it. A spring cleaning before the high-production months of April and May is the one many owners schedule.
  • Birds. Droppings under palms and near the water shade individual cells and cause hot spots, which is a production loss and, over time, a damaged panel.
  • Construction dust. The northwest and northeast Cape and Lehigh Acres are building out, and an array downwind of a new subdivision gets a film that rain does not fully clear.
  • Low-tilt arrays. Panels on a low-slope roof do not shed dirt or water well and hold soiling at the bottom edge.

What the findings turn into

  • Dirt: a cleaning, same visit.
  • One panel dark: a microinverter or optimizer swap, $300 to $600, often with the part under the maker’s 25-year warranty.
  • Cracked glass, delamination, hot spot: a panel replacement, $400 to $900, or an insurance claim if a storm did it.
  • Hot connector, chewed cable, wet junction box: a wiring repair, $250 to $900.
  • Loose rail, missing clamp, pulled conduit: a racking and conduit repair, re-torqued while the crew is up there.
  • Dead inverter: inverter replacement, $1,500 to $3,500.

  • Nothing wrong: a report saying so, which is worth having when you sell the house.
