Fort Myers is the Lee County seat, with a 2020 census population of 86,395 on the south bank of the Caloosahatchee. It is the oldest city in the county and it shows in the roof stock. The historic districts along McGregor Boulevard, with Edison’s Seminole Lodge and Ford’s The Mangoes, are surrounded by 1920s and 1930s subdivisions like Dean Park, Edison Park, and Seminole Park, and by the Dunbar neighborhood that grew after the railroad arrived in 1904. Ring outward and you get the 1950s to 1970s block ranches off Colonial Boulevard and Cleveland Avenue, the 1980s and 1990s tract homes and gated communities along Daniels Parkway and Six Mile Cypress, and the 2000s and later construction south toward the airport. What breaks solar in Fort Myers

Ian’s surge came up the river. The National Hurricane Center’s report puts 5 to 8 feet of inundation up the Caloosahatchee in Fort Myers on September 28, 2022, on top of the wind from a storm that came ashore at Cayo Costa at 130 knots. The city took catastrophic damage. Riverfront and downtown-adjacent homes had inverters and gateways under water; homes farther south had roofs stripped of tile and arrays hit by debris. Ian impacted 52,514 Lee County structures, and a large share of the re-roofs happening across Fort Myers now trace back to it.

Milton’s tornado ran straight through the city. The National Weather Service Tampa Bay final survey describes an EF2 tornado with 132 mph winds on October 9, 2024 that started just north of US 41 and south of Gladiolus Drive, tore a large portion of a roof off a home along Orangewood Avenue near Colonial Boulevard and collapsed a garage wall, crossed the Fort Myers Country Club with snapped and uprooted trees and minor to moderate home damage, then crossed the Caloosahatchee into North Fort Myers. If you live within a few blocks of that track, your array took debris even if your roof did not make the news.

The 15-year roof rule. Florida Statute 627.7011(5) lets an insurer require replacement of a roof 15 years or older unless an inspection shows five years of remaining life. Installer bankruptcies. Fort Myers was sold hard during the 2019 to 2023 boom. Much of what people call Fort Myers by address is unincorporated Lee County: the Daniels Parkway corridor, Gladiolus, Iona, San Carlos Park, and the neighborhoods out toward the airport. Those go through Lee County Building and Permitting Services at 1500 Monroe Street via eConnect, which contractors are required to use. The county’s Solar-Photovoltaic guide requires a permit to add or modify any photovoltaic system, signed and sealed wind-load documentation for the roof zone where the panels sit, and a 207 Solar Final and 305 Electrical Final on a roof-mounted system.
