What North Fort Myers is

North Fort Myers is a census-designated place, not a city, on the north bank of the Caloosahatchee across from Fort Myers, bordering Cape Coral on the west and Charlotte County on the north, with 42,719 residents at the 2020 census across 49 square miles. It is the oldest community in Lee County by median age: 64.0 years in 2020, with 47.8 percent of residents 65 or older. It had 28,395 housing units in 2020 with a 23.5 percent vacancy rate, much of it seasonal. The stock is a mix that no other part of the county has: 1960s and 1970s block ranches near the river and along US 41, a large share of manufactured-home and 55-plus communities off Bayshore Road and Pine Island Road, waterfront homes on the river and the canals near the Cape line, and newer subdivisions filling in toward I-75.

North Fort Myers is also where LCEC started. In 1940, grove owner George Judd sold the Mariana Grove power plant to the members who lived in North Fort Myers, and the cooperative that grew from it now serves more than 250,000 customers across Cape Coral, North Fort Myers, Pine Island, Sanibel, Captiva, Lehigh Acres, Marco Island, and Everglades City.

What breaks solar in North Fort Myers

Ian’s wind did the damage here. The surge that hit Cape Coral and Fort Myers Beach was less of the story north of the river; the wind was. Local10 reported that Ian’s winds crumbled mobile homes along Twin Brooks Road near Bayshore Road, collapsing the walls of several, as the storm’s 130-knot landfall at Cayo Costa on September 28, 2022 pushed inland. Manufactured-home communities took the worst of it, and any roof-mounted array in them was either destroyed or stressed beyond what the attachments were rated for.

Milton’s tornado crossed the river and kept going. The National Weather Service Tampa Bay final survey traces the October 9, 2024 EF2 tornado from Fort Myers across the Caloosahatchee into North Fort Myers, where it damaged several structures in a manufactured-home community, intensified again to do its strongest damage to a warehouse on the north side of Pine Island Road, passed through several more neighborhoods with tree and roof damage, hit another manufactured-home community, and lifted near US 41 at 12:41 PM. A 16.56-mile path with 132 mph peak winds. Anyone near Pine Island Road or Bayshore that day has debris damage worth an inspection.

Old roofs, old owners, old installers. A community with a median age of 64 has a lot of 15-year-plus roofs, and Florida Statute 627.7011(5) lets insurers require replacement of a roof that old unless an inspection shows five years of useful life. It also has a lot of systems sold door-to-door in the 2019 to 2023 boom by Pink Energy (Chapter 7, October 7, 2022), Titan Solar Power (closed June 13, 2024), and Vision Solar (Chapter 7, December 28, 2023), whose sales pitches leaned hard on retirees. Permits: all Lee County

There is no municipality here. Everything goes through Lee County Building and Permitting Services at the Public Works Building, 1500 Monroe Street, Fort Myers, via eConnect. The county’s Solar-Photovoltaic guide requires a permit to add or modify any photovoltaic power system under the Florida Building Code 8th Edition (2023) and the 2020 NEC, signed and sealed wind-load documentation showing the uplift zone and pressure for the roof area, weight documentation under 5 pounds per square foot and 45 pounds per attachment point, and it closes a roof-mounted system with a 207 Solar Final and a 305 Electrical Final. Manufactured homes are the wrinkle. The attachment engineering for a manufactured-home roof is different, some older units cannot carry a roof array at all under current wind loads, and a lot of North Fort Myers arrays are ground-mounted on the lot for that reason. Ground mounts have their own Lee County requirements (ASCE 7 wind compliance and a zoning review). A straight contractor will say plainly which your home can take.

LCEC interconnection

North Fort Myers is LCEC. The cooperative’s standard interconnection agreement requires the customer to obtain the local building code official’s inspection and certification that the installation was permitted and approved, requires ten days’ notice before placing equipment in service, and reserves LCEC’s right to inspect the utility-interactive inverter for compliance with the applicable codes. Net metering here credits excess generation to a reserve, with any unused reserve paid out at avoided-cost rates in January. When an inverter is replaced, the agreement on file has to match the equipment on the wall, and the contractor files the update.

• Older block ranches off Bayshore Road, some built in the 1970s, carry arrays added years later on shingle roofs that insurers now want replaced. Those panels have to be detached and reset around the reroof.
